Location

 

The house is located at the Lago di Bracciano and has its own private and secluded beach, which is only separated by the two-lane street from the house, near Rome (approx. 40 km). The picturesque medieval town of Anguillara impresses with its old buildings and its hillside location. Shops are in sufficient quantity in the town.

Also right on the lake and worth mentioning are the places Braccino with its lovely castle and Trevignano with its beautiful waterfront. On the south shore at the Vigna Valle is an interesting aviation museum.

The lake is nearly circular, and is, after the lake Bolsena, the second largest lake of the Lazio Region. It lies in the caldera of an extinct volcano. Hot mineral springs along its shores still bear witness of its origin.

He is a popular destination for local and foreign tourists and excursionists.

The Mediterranean Sea can be reached in about 30 minutes (distance approx. 40 km).

The only outlet of the lake is the Arrone river, which sources in Anguillara. The water level of the lake is regulated by a sluice built at the end of the 18.Century and provides the Roman district of Trastevere and the Vatican with water. To protect the water quality of the lake, the use of motor boats for individuals is prohibited. Therefore, the lake is ideal for water sports such as sailing, surfing or canoeing. 1999, the lake was designated as a nature reserve. Its area is 57.5 km2, it is 9.3 km long and 8.7 km wide, its max. Depth is 160 m.

General information

 

The houses on the lake are partially continuously inhabited, some are, depending on size and equipment, used as weekend and/or vacation homes. All windows in the living and sleeping rooms have lake views.


Plot

The plot (plot size approx. 750 m2) is located in a scenic hillside location and offers from the lower terrace and from the upstairs terrace a direct lake view.

It features a private beach (approx. 375 m2 and a large garden. On the property are adjacent flower beds and a lawn area, an old beautiful lemon tree that bears abundant fruits every year, a large cedar, 4 palm trees and a few small fruit trees.

Located at the rear of the house is a passage from rocks with two arches and a niche of Roman bricks. Here it is also possible to create more storage room. It is already bricked a bow as access of an tufa grotto.

The land is protected by a wall in front and on the sides, the back is a wooded hillside, offering a six-foot chain link fence with a gate for further protection. All entrances are secured by grating, the entrance with a two meter high sliding gate.

On the property there is also a tool shed made ​​of stone. The main entrance is reached by an idyllic winding staircase.

House

The house was finished in 1965. It was built stone on stone and can accommodate two families or would be suitable as an investment for holiday rentals. With minimal effort the property could be converted into a guesthouse with rooms and bathrooms. The gable roof is covered with red tiles.

Currently, the ground floor is used privately, the upper floor can be rented as a holiday apartment. The ground floor windows were completely replaced in 1999 with thermal insulation glass. The gas heating on the ground floor was also 1999 installed and is also responsible for the hot water supply.

Subsequent to the living room there is a large roofed terrace. House, Garden and extensions provide a balanced overall impression.

Other buildings:

The garage separated by a stone wall could be expanded as additional apartment by the cultivation or expanding a kitchen and a bathroom (approx. 40 m2).

Ground floor

The bright entrance area is separated by a sliding door to the living room. The built-in kitchen (about 12.7 m2) is equipped with a refrigerator, dishwasher, sink and gas stove. The countertop is made ​​of granite. Another door leads to a side terrace with barbecue (brick covered grill).

A communal kitchen with a gas stove, sink, refrigerator, freezer and cupboard (about 3, 7 m2).

Another room, currently used as a dining room (size approximately 9.9 m2).

The large upper terrace is bordered by a wooden railing and equipped with a barbeque (35 m2).

A separate entrance to the garden is available, a picturesque rocky stone staircase leads up or down.

Private beach

The private beach is about 375 m2 in size and has a bench with table, picturesque trees and several orchids which invite you to relax undisturbed. With its crystal clear water and the complete isolation swimming in the lake is a unique experience (general way to the local beach -if required- approx. 10 minutes).

Here is also the possibility to create more storage space for beach furniture, boats, etc. (Rowing boat available).
